Understanding Shed Setback Requirements in Raleigh, NC

If you are planning to build a shed, greenhouse or other small structure in your back yard, there are several steps needed to complete the permitting process. Chief among these are the setback requirements, which refer to the location standards and minimum distances from property lines you can build your accessory structure.

Overview of Raleigh’s Unified Development Ordinance (UDO)

In February of 2023, the City of Raleigh introduced significant changes to setback requirements for all accessory buildings, including sheds, as part of Raleigh City Ordinance.

Since then, the City of Raleigh has introduced several new refinements to these regulations under Raleigh’s Unified Development Ordinance (UDO) and amendment TC-18-21. These revised zoning and development regulations help to unify setback standards for accessory structures and Accessory Dwelling Units (ADUs) based on lot size, zoning allowances and floor area proportions.

Setback Requirements Based on Structure Size, Location and Height

Current shed setback requirements for Raleigh, NC apply to all accessory structures, varying by each building type, and are effective as of February 2023. Below we’ve listed some of the most up-to-date regulations for Accessory Buildings and sheds in Residential Districts of Raleigh. How Close Can You Build a Shed to the Property Line in Raleigh, NC?

Where you build your shed depends on its size and location on the lot, such as proximity to side streets. Maintain the proper distance from property lines to ensure zoning compliance, building safety and access.

All Accessory Structures

  • Must be located at or behind the front wall of the house
  • No closer than 6 feet to other structures on the same lot
  • Accessory structures may not exceed 26 ft in height
  • Minimum setback of accessory structures from alleys: 4 feet

Sheds on Lots Smaller than 40,000 square feet

  • Minimum setback: 5 feet from side and rear property lines
  • Combined accessory buildings cannot be more than 50% of the principal structure floor area

Sheds on Lots Larger than 40,000 square feet

  • Side lot line setback: 10 feet
  • Rear lot line setback: 10 feet

Permitting Process in Raleigh

The typical City of Raleigh permit for a shed is about 10 pages long with the application and supporting documents. The City of Raleigh does require that you have a survey of your property in order to apply for a building permit. You will need a permit if you are building an accessory structure regardless of size.

According to RaleighNC.gov: “A permit is required regardless of the size of an accessory structure.” You’ll receive a zoning permit for structures under 12 feet in any direction. And for accessory structures exceeding 12 feet in any direction, you’ll need a building permit.

Accessory structures include small buildings like storage sheds, greenhouses, pool houses, gazebos, detached garages and carports.
